Rules and Regulations

Nothing shall be placed on the outside of the Building, or in the windows, or projections, and no signs, awnings or advertising of any kind shall be placed on any part of the Premises, Building or on the doors of any apartment therein. 

The walls, ceiling and woodwork must not be marred by driving nails, tacks, screws, or by otherwise defacing the same.  No receiving device, radio or television aerial shall be erected on the roof, exterior walls, or on the ground without written permission of the Landlord.  Tenant may hang pictures and art work on the walls, shade brackets, curtain rod brackets, and mini blinds using only small nails, 1½" in length or smaller.  In no event shall larger diameter nails, anchors, or screws be used unless specifically approved by Landlord in writing in advance for a specific purpose.

Phones must be installed only where Landlord has provided phone jacks.

No dogs or pets shall be permitted on the Premises without the express written permission of the Landlord.  A dog that is permitted on the Premises shall remain in the apartment except when taken out on leash  and accompanied by, and in charge of, an adult attendant. The Landlord reserves the right at all times to revoke the privilege of having dogs or pets in any apartment, on the Premises or around the Buildings.  Any disturbance by any dog or pet which annoys residents, interferes with their peace and quiet, and comfort or determined by Landlord as objectionable will be subject to whatever action that the Landlord desires or deems proper to take.  Damage and clean up is the responsibility of the Tenant.

Loud noises which disturb other residents are prohibited at all times.

No justification will be recognized or accepted as refusal to make prompt rental payments by virtue of any defective and/or operative condition which develops.

No alterations, additions or improvements shall be made in the apartments or Premises without the written consent of the Landlord and when so made the same shall become the property of the Landlord.

No riding of bicycles or any vehicles on walks is permitted.  Bicycles and other personal items must be kept in designated areas and at no time will they be allowed to be placed in or about the front entrances of the Premises or Buildings.

A charge to the Tenant by the Landlord will be made for unclogging plumbing equipment in cases where stop-ups are caused by the introduction of improper objects therein, such as children's toys, material containing cloth of any kind, etc.

Rain or other water will damage floors, carpets and drapes.  Do not leave windows open when you go out of your apartment.  Tenant shall be liable for the costs to repair all such damages.

No occupants other than those listed on Rental Application will be allowed without prior written permission of the Landlord.

No Tenant shall do or permit anything to be done to the Premises, or bring or keep anything therein, which will in any way increase the rate of fire insurance on the Building or property kept therein.  No gas (propane or other flammable gas or liquid) grill or tank or tanks containing any flammable gas or liquid shall be used or stored on premises (premises includes the interior of the premises, the exterior, any common areas, balconies, patios, hallways, storage areas, or garages).  Other types of grills may only be used a minimum of 10 feet away from the building(s) exterior walls, on the ground level, without blocking passage on walkways. Grills cannot be used on private patio and balcony areas.  No Tenant shall perform any act in violation of the laws relating to fires or to perform any act in violation of any insurance policy upon the Building or any part thereof.

No additional locks shall be affixed to any door except with the written consent of the Landlord.  All glass, locks and trimmings in or upon the doors and windows of any Building shall not be broken; and if any part thereof shall be broken through the fault of Tenant, the same shall immediately be replaced and repaired and put in order under the direction of and to the satisfaction of the Landlord at the sole expense of the Tenant.

Tenant is to be responsible for all damages to the Premises, staircases, hallways and lawns however caused by the Tenant or Tenant's agents, guests and invitees and particularly by moving furniture, boxes or bulky articles in or about the Premises or Buildings.

Tenants, their agents, guests or invitees must give immediate notice to Landlord or Landlord's Manager of any accident or injury to any person, or of any damage to the Premises, Buildings, appliances, fixtures, area or otherwise.

No vehicular toys or wheeled apparatus shall be stored in the apartment without written permission of Landlord.

Landlord reserves the right to restrict the placement of items on balconies, in the halls, on the stairways, on patios and in the yards of the apartment complex.  No rugs, towels, laundry, clothing or other items shall be stored, hung or draped on railings or other portions of balconies, halls, stairways or patios.

Landlord reserves the right to make and enforce such other reasonable rules and regulations as in Landlord's judgment may be deemed necessary or advisable from time to time to promote the safety, care and cleanliness of the Premises and for the preservation of good order.

Landlord recommends that Tenant obtain personal property insurance and personal liability insurance.  The Landlord has no insurable interest in Tenant's personal property and will not be liable for acts of Tenant, Tenant's family, guests or invitees or for damage to any such personal property.

If storage space be provided for Tenant in the basement or other part of the Building, the Landlord shall not be liable for any goods stored therein.  The use of said space shall be at the sole risk of the Tenant.  No goods or material of any kind or description which are combustible or would increase fire risk shall be taken or placed in storage areas.

Fixtures and equipment should be used only for purposes and capacities for which they were designed.  Problems should be reported immediately.  If any questions arise concerning use of fixtures, please contact the Landlord.

The make, model and license number must be registered at the Manager's office for each automobile owned.  Car washing allowed only at the well faucets located at the east end of "F" Building (brown fence at end of building).  Transmission fluid and other fluids are not allowed to leak from vehicles.  No commercial vehicles can be parked in the complex parking lot.

All boats and automobiles must have current license tags, inspection stickers, and must be operable, or they will be towed away.

Parking in other than assigned spaces is prohibited, except for guests who shall park in those spaces marked "guest" or "visitor".  Driveways must not be blocked.  Tenant agrees to abide by the parking regulations established by Landlord.  If Landlord has designated spaces for Tenant to park or areas for boats, trailers, campers or other vehicles, Tenant agrees to park only in those spaces so designated and approved for Tenant's use in writing by Landlord.  Non-operative vehicles or improperly parked or stored property are not permitted on Premises.  Any such non-operative vehicle or improperly parked or stored property may be removed by Landlord at the expense of Tenant for storage and/or public or private sale, at Landlord's option, and Tenant shall have no right of recourse against Landlord therefor.

Garbage is to be placed in the garbage bins only.  It must not be left outside, on porches or in breezeway areas.  The cans provided in the laundry room are not for garbage.

Entrances, hallways, walks and lawn and other public areas shall not be obstructed or used for any purpose other than ingress and egress.

Tenant agrees to abide by rules and regulations established for use of recreational and service facilities provided by Landlord.

Tenant shall be responsible and liable for the conduct of his guests, agents and invitees. Acts of guests, agents or invitees in violation of this Lease or Landlord's rules and regulations may be deemed by Landlord to be a breach by Tenant.


Due to strict regulations maintained by the State Department of Health with regard to the operation of swimming pools, the following regulations must be adhered to or the swimming facility will be closed to all apartment Tenants.

All swimmers will use the pool facility at their own risk.  The Landlord, Owner or Mortgagee(s) assumes no liability in the case of an accident.

No one is permitted to enter the pool unless all body oil or suntan lotion has been removed.

Anyone having a skin disease, inflamed eyes, a cold, nasal or ear discharge, open blisters, cuts or skin abrasions or a communicable disease is not permitted to use the pool facility.

Proper bathing suits must be worn while utilizing the swimming pool itself or the surrounding area.  No cutoffs, blue jeans or other attire other than swim trunks or bathing suits manufactured specifically for swim wear will be permitted.

Spitting, spouting of water and blowing the nose are strictly prohibited in the pool.

Animals of any nature are not permitted in the pool area.

Glassware, bottles or any such fragile items are strictly prohibited within the pool area.

Food or preparation of food is strictly prohibited within the pool area.

Running, pushing, wrestling and loud or boisterous conduct are not permitted.

All children under the age of sixteen (16) must be accompanied by an adult at the pool area.

The pool will normally be open in season from the hours of 9:00 a.m. to dusk but may close at any time without notice because of necessary maintenance, repairs or inclement weather.

Tenants, invitees, agents and guests are strictly prohibited from removing any of the chairs, chaise lounges, tables or other removable equipment from the pool area.

All guests must be accompanied at the pool area by an adult resident.  Residents are limited to 2 (two) adult guests per unit in the pool area at any one time, any children who are guests in the pool area must be accompanied by an adult resident who personally knows the child and has permission from the child’s parent/legal guardian for that child to be in the pool area.
